Strategy one- buy and hold. This is where you purchase a home for the sole purpose of holding onto it for a long period of time. Typically you put the traditional twenty percent down and finance the rest. You then get a renter and have them pay the house off for you. The other way to do this strategy is to buy the house outright and then rent it out and use the profits from that property to buy another.

Strategy two- Flipping. Flipping is where you buy a house solely for the purpose of selling it at a profit. There are many ways to go about this; here is some exotic wisdom to help you along. You should go to a lower middle class to an upper middle class area, although possibly anywhere, and find a rundown ugly house. The next thing you want to do is make sure the house has only superficial damage and not extensive, heavy damage. Superficial damage is merely cosmetic and would not cost you a fortune. Things like plumbing, electrical, and foundational damage should be avoided in this type of investing. At this point you make the property marketable for as cheap as possible and sell it quickly.

Strategy three- Combination property investment strategies. This is where you basically create your own investment strategy to fit the particular situation. For example you might buy a run down house but then after you have fixed it up you would keep it for a long term hold. You could use some of your properties as banks by using the equity in those homes to finance the purchase of other rental properties.

Real estate investing takes time to get used to and time to master. After awhile though you will get better and better in your specific niche in real estate and with these property investment strategies you will be doing well financially in no time.
